LOG planeja vender R$ 202 milhões em ativos

A LOG Commercial Properties (LOGG3) vai vender três dos seus ativos para o fundo LOG Inter Fundo de Investimento Imobiliário. O fundo é istrado pela Inter Distribuidora de Títulos e Valores Mobiliários Ltda.

LOG registra alta de 208,2% no lucro líquido do 4T19

A operação da LOG — que engloba a comercialização de 62,335 mil metros quadrados de área bruta locável (ABL) — terá valor médio por metro quadrado de R$ 3,24 mil. O total será de R$ 202 milhões em ativos.

Em seu comunicado à Comissão de Valores Mobiliários (CVM), a companhia afirmou que o preço representa uma alta de 15% frente o valor reportado dos ativos em seu balanço.

A venda faz parte do plano da LOG de reformular seu portfólio, o deixando “mais maduro, levantando recursos para manutenção de suas atividades de investimento e desenvolvimento, aproveitando assim as melhores oportunidades existentes no mercado brasileiro de condomínios logísticos”, de acordo com o documento.

LOG vai emitir R$ 500 mi em novas ações

A companhia irá emitir R$ 500 milhões em novas ações para o financiamento de seu plano de investimentos.

A busca por recursos para o plano de investimentos foi motivada pelo aumento da demanda do setor de galpões no segundo semestre deste ano.

A medida aumentará a liquidez da empresa, ou seja, a velocidade de converter os ativos em caixa. Atualmente, são negociados R$ 4 milhões por dia por meio dos papéis da construtura. O valor atual é considerado baixo e faz com que alguns investidores não se posicionem na companhia.

Os principais detentores dos ativos da empresa são a família Menin, o Starwood Capital e o Bradesco, representando 65% do capital. As ações em livre circulação no mercado correspondem a 35%.

Última cotação

As ações ordinárias da LOG encerraram o pregão da última quinta-feira (10) com uma queda de 0,13%. Os papéis, cotados na Bolsa de Valores de São Paulo, estão sendo negociados a R$ 23,80.
